Before you pay for plans,
READ THIS!: Do not assume that when you pay for plans that they will actually come directly from the manufacturer. They may come from the dealer and be very vague. Many modular homes may be "pre approved" for a dealer and his "cookie cutter" homes. The plans since "pre-approved" may be very vague since the home is supposed to be to spec. for a previously approved design.

The dealer may not give you copies and try to avoid letting you see the plans he will have given to your local zoning.

The main problem w/ pre-approved plans is the house may not be inspected and held to the standards you are thinking they should be to protect you. Certificate of occupancy will be given, you will move (if you get that far) then the problems start. Then you will have a long expensive fight trying to get your house fixed.

What we've learned:

Your local inspector is only responsible for inspection of the foundation, septic and electrical hookup to the pole. The federal government is responsible for setting the standards for modular homes. Your local inspector is not responsible for inspecting your home according to local building standards, as he/she cannot see into walls that are already put together, or an attic that is sealed off. This would explain the demand a builder may have for payment in full before delivery, after deposits have already been given. This puts the customer in a serious bind. Buyer BEWARE!

To sue for your deposit money back will cost about as much as the deposit itself. The final outcome would be that you just spent more money to get a house you now know would be sub-par.

Keep your emails coming! Give people a place to get the information they need to make the right decision when buying a home. As you can see, the wrong choice can haunt you for years to come.

It's NOT US, it's THEM...

Welcome! If you've landed here, you are worried at the very least. If you're like us, worried is a distant memory. Quite honestly, we've crossed over from worried and suspicious to ripped off. Although, we have resolved ourselves to the fact that we have been ripped off and need to move on, we REFUSE to keep quiet about this. We've been robbed of over $22,000.00 and we know we're not the only ones.

One year ago, my husband and I entered into a contract to build a modular home on the property next to my mother's house. I grew up in that neighborhood and when the land next to her went up for sale, we were thrilled. Ready to leave Connecticut and excited to go home and be near my family, we started the process. We went to Glens Falls Custom Modular Homes and picked out our house. We paid $500.00 for the plans, $8,100.00 to Dig-A-Hole Excavating (also owned by Glens Falls Custom Modular Homes) and gave them over a $22,000.00 deposit for the house. We were assured that hiring both of their companies would make the process move quickly and smoothly and we would have our house by early Summer.

How do you like our house?

WELL, here it is! Almost one year later and this is what my mom looks at every day. Do I need to mention that she also calls me about this every week? Do I need to mention again that I grew up in this neighborhood and know all the neighbors and their kids?

We have yet to be notified per the terms of the contract that they are delivering our home, yet Glens Falls Custom Modular Homes claims that we have breached our contract by refusing to pay for redelivery and interest. HELLO, REDELIVERY? I'm still waiting for a notice of delivery 7 days in advance via certified mail, courier, telefax (return receipt required). I'm still waiting for them to show me a bill of lading to prove they actually HAVE our house! We have been through 2 attorneys who were terrific, but in the interest of being honest, told us that being right isn't all it's cracked up to be. Glens Falls Custom Modular Homes can claim what they want and apparently they don't have to prove a word of it unless we cough up thousands more than we are already out. If we do "win" and they deliver this house, we are no longer getting what we signed a contract for, which is a brand new house from the climate controlled factory delivered to our property.

Where are we now?

After talking to numerous people who have dealt with them in the past, we came to realize that accepting the house would be just the beginning of our problems. Keeping in mind that the conditions being set for delivery of the house were to pay all monies up front, there would have been no protection against faulty installation or workmanship. Thanks to the numerous emails we have received, we realized that was a valid concern, due to the extensive repairs people have suffered after delivery. We chose to sever our ties with GFM Homes and move on with a reputable builder. We "stick built" our new home and are extremely happy with the results. Keep your emails coming! Email me
